Application Process
Thank you for your interest in renting a new home. The following information will help to make a smooth application process. We will process your application as quickly as possible.
DO NOT GO ONTO THE PROPERTY. All rentals are shown by appointment ONLY. You may drive-by to look at the neighborhood and the outside of the residence. Please do not disturb the current tenant. An occupied rental needs a 48-hour notice of a showing.
THE SHOWING & APPLICATION PROCESS
STEP 1. Read posted information on the listing in its entirety, to include the minimum tenant qualification criteria.
There will be no exceptions to these minimum qualifications. If you do not meet these standards, you will not qualify to rent one of these homes. You will not be contacted if you do not meet the minimum qualifications.
STEP 2. Fill out pre-screening form (no fee, simple questionnaire) - one form for each person over age 18.
PLEASE NOTE: Each potential applicant over age 18 must fill out the pre-screening form prior to any showings.
Your pre-screening form(s) will not be processed until all parties over age 18 have completed the pre-screening form. You will not be contacted if there are any outstanding prescreening forms or applications.
· After you fill out this form, you must email us at rentalnorthwest@hotmail.com to let us know it has been completed.If you do not qualify, you will not be contacted for a showing.
STEP 3. If you are determined to be qualified, we will contact you to schedule a viewing of the home.
If any potential applicant accesses the property without explicit manager permission and/or disturbs current tenant, they will not move forward in the application process.
STEP 4. Manager will direct you to fill out application.
Do not fill out the application until a showing of the home has been completed and you have been directed to complete an application by a manager.
STEP 5. Complete background, credit checks, and any other requested qualification processes.
Background/credit checks must be completed within 24 hours of the link being sent or you will be disqualified and other applications will be accepted.
STEP 6. You will submit a non-refundable Deposit to Hold within 24 hours of approval notification.
It may be possible to submit the Deposit to Hold at earlier points in the process--completed applications must be submitted within 24 hours and background/credit checks must be completed 24 hours from application submittal.
The Deposit to Hold will be applied to the security deposit at lease signing.
Any deposit to hold on the property will be lost and the hold removed if the application is incomplete, backgound/credit checks are not completed within 24 hours, or contacts/references cannot be reached within 48 hours.
Deposit to Hold will also be forfeited if potential applicants do not meet the minimum qualifications.
Upload proof of renter's insurance.
STEP 7. Sign lease, bring proof of utilities in your name, bring all funds required, receive keys on move-in day.
Further details about the application process:
A showing appointment will not “hold” a rental for you. The only thing that will “hold” a rental for you is a completed application, application fee, approval, and deposit to hold fee (restrictions apply).
Each person who will be living on the premises and is 18 years old and older must fill out a pre-screening and an application.
A non-refundable background/credit check fee must accompany each tenant (and if applicable, co-signer) application.
The screening process will include, but is not limited to, credit reports, rental references, court records, and lawful verifiable income.
We do not accept tenant-provided background/screening reports.
The credit report is for our information only. You may contact the screening company, if a negative credit report is received. When adverse action is taken, you are entitled to a free copy of your report.
We only accept and process one application (or co-tenant applications) per property at a time. Copies of positive picture ID and Social Security Card or equivalent government issued ID are required with each application.
Any hold on the property will be removed if the application is incomplete or contacts/references cannot be reached within 48 hours.
A link will be sent to your email to complete the background/credit check portion of your application.
Background and credit screening must be completed within 24 hours of manager sending the link.
The application, even if accepted, shall under no circumstances be considered a lease agreement between applicant and the Lessor of the property or an offer to lease.
MOVE – IN PROCESS
Move-In Costs: A $300.00 Deposit to Hold must be paid within 24 hours of approval notification. Subject to change and management discretion, homes will only be held a maximum of 2 weeks.
The move-in costs are divided into three parts: A $300.00 Deposit to Hold, the Security/Damage Deposit(s), and Rent.
All initial funds must be paid via certified check, no other forms of payment will be accepted.
If the applicant rescinds their application or commitment when the property has been “held” off the market for them, the Deposit to Hold will be forfeited.
Day of Lease Signing: An appointment will be scheduled when the property is ready for occupancy. The deposit must be paid. Proof of all applicable utilities must be in the applicant's name and a Turbo Tenant full profile (including verified bank account) must be completed. The lease and all pertinent papers will be signed.
RENT: Pro-rated rent (if any) will be calculated and be paid on the date the lease is signed.
Post-Lease Signing: The tenant and the manager will conduct a move in condition inspection report. This report must be completed and signed at the time of the inspection on the day of move in. Keys and/or possession of the property will be issued after all paperwork has been completed and signed.
If all of the above steps and processes are not satisfied, tenant will be denied occupancy.
*Any misrepresentation or omission on application is grounds for denial and/or termination of lease.
