Tenant Qualification Criteria*
Below are the general qualifications standards for our rental homes.
This is not a complete or exhaustive list. Some homes may have varying qualifications.
Please check for qualifications for the individual home in which you are interested.
You will not be contacted or approved if you do not meet the qualification requirements.
Any misrepresentation or omission on application is grounds for denial and/or termination of lease.

Applicants must have current photo identification and a valid social security number.
ALL APPLICANTS MUST BE NON-SMOKERS: NO SMOKING of any kind allowed on the property at any time (this includes vaping).
This is a no tolerance policy. No exceptions.
Applicant(s) gross income must be at least 2.5x the rent.
Applicants must have a verifiable source of income.
Documentation proving income requirements is required.
Future income will not be acceptable, with the exception of a verifiable job offer letter detailing exactly the amount to be earned each month.
Co-signers are not accepted.
Applicants with credit score of 630+: regular deposit. Credit score 500-629: double deposit. First time renters: double deposit.
At time of application: Must have minimum 500 credit score.
History of responsible financial choices.
No charge-offs, no bankruptcies, no past due debt, etc.
Medical debt may be considered differently.
Blemishes on credit will be evaluated on case-by-case basis.
Determination of eligibility based on credit issues/blemishes will be at the sole discretion of management.
Improvement of credit score after application will not constitute a return of any required extra deposit.
Bankruptcies: no bankruptcies within the last 3 years. Bankruptcies in the last 3-7 years: double deposit.
All applicants must undergo both a criminal background check and a credit check.
Determination of eligibility based on credit check/history and criminal background is at the sole discretion of management.
A non-refundable application fee in the form of the background/credit check fee is required for each applicant 18 years or older. This fee will be paid to our screening company.
· If an application does not meet the credit and background standards, your application fee will not be returned.All potential tenants/occupants aged 18 and older mst complete an application and background/credit check.
Background/credit check must be completed within 24 hours of email request.
We do not accept tenant-provided reusable screening reports.
Applicants must receive positive references from ALL previous landlords from the last 3 years
Relatives do not count as rental references
Each rental applicant must be able to demonstrate a pattern of:
· Meeting their rental or mortgage obligations
· Leaving prior properties in good condition
· No pattern of complaints from neighbors
· No history of lease violations or notices to comply
If applicant has lived in current home more than 3 years, we may ask for additional rental references.
No evictions
No court filings related to unpaid rent or failure to follow lease agreement.
The following may result in the denial of your application (this is not a complete list):
A. FICO score below the previously stated minimum
B. Unpaid Collections
C. Bankruptcy
D. Unlawful Detainer (Eviction)
E. Negative/Incomplete rental reference
F. Court records/criminal history
Any deposit to hold on the property will be lost and the hold removed if the application is incomplete or contacts cannot be reached within 48 hours.
Determination of qualifications of potential tenant(s) is at manager’s sole and absolute discretion.
The decision to place a deposit to hold is at the potential tenant’s own risk.
DO NOT GO ONTO THE PROPERTY. All rentals are shown by appointment ONLY.
You may drive-by to look at the neighborhood and the area.
If you cannot see the home from the street, please do not drive down the driveway.
Do not disturb the current tenant if the property is occupied.
If any potential applicant is found to have trespassed and accessed the property without express permission and/or bothered existing tenant, they will be disqualified from the application process.
